Agreement to Terms
These Terms of Service ("Terms") govern your use of Beacon Co-Living Baltimore's services and your residence in our co-living spaces. By applying for housing or using our services, you agree to be bound by these Terms.
Rental Terms
Lease Agreement
- All residents must sign a lease agreement before occupancy
- Month-to-month lease terms with 30-day notice required for termination
- Security deposit equal to one month's rent is required
- First month's rent due before move-in
- Background checks and income verification required for all applicants
Rent and Fees
- Rent is due on the 1st of each month
- Late fees apply after the 5th of the month
- All utilities are included in rent (electricity, water, gas, internet)
- Additional fees may apply for damages or lease violations
Community Guidelines
Shared Living Standards
- Maintain cleanliness in all shared spaces
- Respect quiet hours (10 PM - 7 AM on weekdays, 11 PM - 8 AM on weekends)
- Clean up after yourself in kitchens and common areas
- Use shared appliances and amenities responsibly
- Participate in weekly communal cleaning duties
Guest Policy
- Guests are welcome with advance notice to housemates
- Maximum 2 overnight guests per week
- Guests must be accompanied by residents at all times
- Residents are responsible for their guests' behavior
- Long-term guests (more than 7 days per month) require management approval
Prohibited Activities
The following activities are strictly prohibited:
- Smoking or vaping anywhere on the property
- Illegal drug use or possession
- Excessive noise or disruptive behavior
- Subletting or unauthorized occupancy
- Pets (except registered service animals)
- Parties or large gatherings without prior approval
- Harassment, discrimination, or threatening behavior
Property Rules
Access and Security
- Do not share access codes or keys with unauthorized individuals
- Always lock doors and windows when leaving
- Report any security concerns immediately
- Management reserves the right to enter rooms for inspections, maintenance, or emergencies
Maintenance and Repairs
- Report maintenance issues promptly
- Residents are responsible for damages caused by negligence
- Do not attempt repairs without management approval
- Keep personal belongings secure during maintenance visits
Termination and Eviction
We reserve the right to terminate your lease for:
- Non-payment of rent or fees
- Violation of community guidelines or lease terms
- Illegal activities on the property
- Behavior that threatens the safety or well-being of other residents
- Material misrepresentation in your application
Liability and Insurance
Residents are strongly encouraged to obtain renter's insurance to protect personal belongings. Beacon Co-Living is not responsible for loss, theft, or damage to personal property. Residents are liable for damages they cause to the property or other residents' belongings.
Dispute Resolution
We encourage open communication to resolve any conflicts or concerns. If issues cannot be resolved informally, mediation may be required before pursuing legal action. These Terms are governed by Maryland state law.
Changes to Terms
We may update these Terms from time to time. Residents will be notified of any material changes with at least 30 days' notice. Continued residence after changes indicates acceptance of the new Terms.
